Form N119: Particulars of Claim in Property Claims
When issuing a claim for possession of a residential property, you will need to prepare two documents. One will be the N5 Claim Form and the other will be the N119 Particulars of Claim. These documents are only used when a possession claim has been issued based on a notice pursuant to Section 8 of the Housing Act 1988 or a notice to quit. If your claim is not founded on a Section 8 notice or a notice to quit, the N119 should not be used as your particulars of claim.
The N119 Particulars of Claim sets out the basis on which you are entitled to obtain a possession Order from the Court, whether that be rent arrears, a breach of the tenancy agreement or any other reason sent out within the Housing Act 1988.

The Renters Right Act 2025 became law in November 2025 and is being implemented from 1 May 2026.
